Of the Vitruvian Triade the quality that I believe to be the most important is that of Utilitatis. The functionality of a structure should be among the first considerations made when designing. A building that provides no utilitarian purpose is just an object that takes up space. Following Utilitatis, Venustatis is the next most important quality. An architectural structure should serve as an aesthetic enhancer as much as it serves a functional purpose. Finally, Firmitatis I consider to be the least significant of the Triade. To even be a piece of architecture a structure must be standing.
